The Role

Our client is responsible for leading all debt and equity raising activities for the company's real estate development and investment portfolio. This position plays a critical role in sourcing, structuring, negotiating, and closing financing transactions while maintaining relationships with lenders, investors, financial institutions, and partners. Our client works closely with executive leadership, development, acquisitions, asset management, and accounting teams to ensure projects are appropriately capitalized and aligned with the company's strategic growth objectives. The role is based in Atlanta, GA.

Core Responsibilities

Sourcing: Source and secure construction, bridge, mezzanine, preferred equity, and permanent financing for real estate development projects.
Transaction Execution: Lead the underwriting, structuring, negotiation, and execution of debt and equity transactions.
Relationships: Develop and maintain relationships with banks, life insurance companies, debt funds, private equity firms, institutional investors, and other Our client providers.
Structure: Evaluate financing alternatives and recommend optimal Our client structures for development and acquisition opportunities.
Due Diligence: Coordinate lender and investor due diligence processes through closing.
Financial Analysis: Analyze project financials, cash flow projections, and market conditions to determine financing feasibility.
Presentation Materials: Prepare and present investment memorandums, financing packages, and Our client presentations to internal and external stakeholders.
Market Monitoring: Monitor Our client Our client trends, interest rates, lending conditions, and investor appetite to identify opportunities and risks.
Strategic Advice: Provide strategic recommendations regarding refinancing, recapitalization, and portfolio-level financing initiatives.
Primary Contact: Serve as the primary point of contact for debt and equity partners.
Ongoing Communication: Maintain ongoing communication with lenders and investors regarding project performance and financing requirements.
New Relationships: Cultivate new Our client relationships to expand the company's funding sources and strategic partnerships.
Transaction Management: Manage all aspects of financing transactions from initial underwriting through closing.
Cross-Functional Coordination: Coordinate with legal counsel, title companies, consultants, lenders, investors, and internal teams to facilitate successful closings.
Document Review: Review and negotiate term sheets, loan agreements, partnership agreements, and related financing documents.
Compliance Oversight: Ensure compliance with financing covenants, reporting requirements, and lender obligations.
Team Collaboration: Collaborate with development, acquisitions, and asset management teams to support project underwriting and business planning.
Annual Planning: Assist executive leadership in developing annual financing strategies and Our client plans.
Portfolio Support: Support portfolio optimization initiatives, including refinancings, dispositions, and recapitalizations.
Leadership Reporting: Prepare periodic reports for senior leadership regarding financing activities, Our client availability, and market conditions.

Compensation & Performance

Salary Range: 250 - 300k with 50k bonus full benefits

Qualifications

Education: Bachelor's degree in Finance, Real Estate, Business Administration, Economics, or a related field required.
Advanced Degree: MBA, Master's in Real Estate, or other advanced degree preferred.
Experience: 7 to 12+ years of experience in commercial real estate finance, Our client Our client, investment banking, development, private equity, or related fields.
Industry Focus: Experience in the multifamily industry is preferred.
Raising Our client: Demonstrated success raising debt and equity Our client for multifamily, mixed-use, industrial, office, hospitality, or other commercial real estate projects.
